#### Requirements
- Five-year gross operating lease; beneficial occupation 01 Nov 2026; full occupation 01 Dec 2026.  
- Usable space: ~2050 m²; storage 200 m²; 90 parking bays (2 disabled).  
- Building features: 24-hour CCTV, security at gates and parking, access control, ground-floor reception, lifts, high-speed fibre (min 100 Mbps 1:1), sophisticated HVAC, backup water and power, SABS/SANS compliance, electrical COC, fire equipment certification.  
- Tenant installation/space planning: bidder to appoint/manage space planner; tailor fit-out to SAFCOL requirements; TI allowances to be rentalised.  
- Utilities and operating costs: pro rata billing for SAFCOL; separate line items for water, electricity, sanitation, refuse, meter fees; TI and fit-out costs to be included.  
- Parking and amenities: dedicated parking for SAFCOL; backup water supply of at least 10,000 L; backup power sufficient for essential areas.
