**SASSETA seeks to appoint a suitable estate agent or landlord to lease Midrand office space of about 3,600–3,700 m2, for a period to 31 March 2030 with an option to renew based on the SETA license.** Open to Estate Agents (registered with PAPRA and holding a Fidelity Fund Certificate) or landlords capable of meeting the specified infrastructure and compliance requirements.

#### Requirements
- Source a location within 5 km of 74 Waterfall Drive, Midrand, offering 3,600–3,700 m2 usable space.
- Building features: biometric main and basement access, security, basement parking (≥120 bays), open parking (≥20 bays), lift servicing all floors, on-site storage, fibre connectivity, interior/exterior signage, and amenities within 2 km.
- Compliance and mandatory documents (submit proof): OHS certificate, electrical COC, fire COC, occupancy OC, Green Building Council SA certificate (minimum 4-star), lift maintenance proof, PAPRA registration (estate agents), Fidelity Fund Certificate (estate agents), Annexure B (unmodified), complete SBD forms (SBD1, SBD3.3, SBD4, SBD6.1), CSD registration, and POPIA compliance.
- If estate agent: Fidelity Fund Certificate and PAPRA registration; if landlord: PAPRA/Fidelity Fund are not required.
- Minimum site inspection requirement: pass Phase 2 site inspection with a 100% score to proceed (RFP document references scoring criteria).
