- Minimum 428 m2 lettable space; minimum 15 staff parking bays, 5 visitor bays, 1 disabled bay.
- Building must be within 10 km of Mbombela Civic Centre, corporate park setting, secure with access control; Grade B or higher (SAPOA).
- Universal access per SANS 10400; energy-efficient HVAC; uninterrupted power supply; branding rights; potential Tenant Installation Allowance; 24-hour security.
- Compliance certificates: Electrical, Mechanical, Fire; OHSA; Occupation Certificate; Zoning and municipal clearance; third-party liability and SASRIA insurance.
- Partitioning responsibility lies with landlord; occupancy by 01 Oct 2026; 21‑day readiness before occupation.
- Financials: 36 months rental (VAT incl.) with option for 24-month extension; annual escalations (6–8%); separate pricing for extension; no rental deposit unless stated; VAT clearly shown; cost estimate around R4.285 million.
