#### Overview
**Provision for the rental of EWSETA Head Office office space in the Johannesburg area (approx. 1,500–1,700 m2) for a fixed term ending 31 March 2030 with an option to extend, including space planning and tenant installation where required.** EWSETA invites qualified property-management entities to submit a price proposal for a Grade A office building that supports ~100 staff and external stakeholders, located in Rosebank, Illovo, Melrose Estate, Sandton or Parktown, with parking, ICT and security provisions, and occupancy ready by 01 March 2027. Compulsory briefing is scheduled for 9 Oct 2026 (10:30) at EWSETA Head Office, 22 Wellington Road. Closing details vary between sources (see attached RFP files).

#### Requirements
- Proof of ownership or mandate; if an agent, valid Fidelity Fund Certificate (EAAB).
- Occupation Certificate and grade confirmation (Grade A) and Health & Safety/Compliance certificates.
- Location within defined areas: Rosebank, Illovo, Melrose Estate, Sandton, Parktown.
- Minimum lettable area 1,500–1,700 m2 and Grade A status; floor plans (A1) and core infrastructure layout.
- Ability to deliver occupation by 01 March 2027; project plan and commitment letter.
- Administrative and regulatory documents: CIPC registration, CSD number, B-BBEE certificate/affidavit, SBD forms (SBD 1, 3.3, 4, 6.1), Annexures 5–6, Tax clearance, POPI consent.
- VAT status disclosure if VAT-registered.
