## Summary

#### Overview
**Provision of merSETA Head Office Accommodation (lease of corporate office space) for the period to 31 March 2030, with option to renew.** Open to landlords/properties meeting the TOR; bidders must be registered in the Central Supplier Database (CSD) and able to provide occupancy, safety and compliance certificates.

#### Requirements
- Office space 2500–3500 m² (within 20 km of MerSETA’s current premises) with readiness for occupation by 01 June 2027.
- Minimum 170 undercover parking bays, including spaces for persons with disabilities, located within the same building.
- Building must meet SAPOA grade standards (A/B/P) and be accessible by public transport with amenities nearby; disability-friendly.
- Backup power (minimum 600 KVA) and minimum 10,000 L water storage; undertakings to install if not already in place.
- Tenant installations to be carried out by the landlord; delivery ready for occupation with TI in place.
- Compliance: Occupational Health and Safety Act (85 of 1993); Municipality Certificate of Occupancy; Electrical Certificate of Compliance; Elevator certificates; title deed or ghost conveyance; SAPOA/CCPP accreditation; BBBEE where applicable; CSD and VAT compliance.
- Facility must accommodate ~250 staff; security, ICT infrastructure, and health/safety provisions to specified standards.
- Pricing, VAT-inclusive, with a detailed Pricing Schedule; bid validity 150 days; lease to end 31 March 2030 with renewal option.
- Mandatory documents: SDB 1, SBD 4, SBD 6.1, Pricing Schedule, CSD, SARS tax clearance, JV docs if applicable, and BBBEE documentation.
