#### Overview
**Provision of office accommodation (operational lease) for Legal Aid South Africa’s Butterworth Local Office for up to five years, with longer terms considered.** Bidders are landlords/landlords’ representatives capable of leasing a built office space in Butterworth, meeting refurbishment, CIDB and Legal Aid SA lease requirements, and providing necessary compliance documentation.

#### Requirements
- Operational lease for a minimum of five years (longer terms up to seven–ten years considered); no deposit; landlord to offer Tenant Installation Allowance and manage refurbishments per CIDB guidelines; right of first refusal clause possible; standard Legal Aid SA lease to be used. 
- Compliance and registrations: proof of CSD active supplier status or Tax Clearance; B-BBEE certificate or sworn affidavit; municipal/electricity accounts; building documentation (title deed, relationship letter if an agent is involved).
- Documentation and format: complete SBD 1, SBD 3.1 (Pricing), SBD 4, SBD 6.1; annexed documentation as per Annexure B (Butterworth) and pricing schedules; adherence to pricing being firm and inclusive of taxes.
- Evaluation criteria (phase-based): responsiveness; disqualification criteria (ownership/agency letters); functionality (building compliance documents, accessibility, parking, location; as per Annexure A – Property Specification Butterworth LO); location within Butterworth near court and transport; building condition; accessibility for people with disabilities.
- CIDB/Refurbishment: landlord to undertake CIDB-compliant refurbishments; water meter managed by municipality/Eskom; maintenance of common areas.
