**Provision of office accommodation for a period of up to five years for Legal Aid South Africa’s Upington Local Office.** Bidders are landlords/property owners (operational lease providers) who can supply suitable office space and meet Legal Aid SA’s space, safety, and procurement requirements (CIDB, tax clearance, CSD, B-BBEE, etc.).

#### Requirements
- Five-year operational lease with potential for tenant refurbishments; may include a Tenant Installation Allowance (refurbishments to align with Legal Aid SA Workspace Norms). 
- Landlord to fund refurbishments per CIDB guidelines; inclusions/exclusions to be agreed; normal lease costs to be negotiated.
- Building must be habitable, with separate water/electric meters, and maintained; right of first refusal if building is up for sale.
- Compliance documentation to be provided, including: approved building plans/structural report; occupancy certificate; zoning certificate; fire safety/evacuation plan; electrical and pests certificates; building maintenance plan (and grace period for accessibility upgrades if needed).
- Standard Legal Aid SA lease to be used; building must comply with relevant health, safety and building regulations.
- Pre-qualifications: active registration on National Treasury’s Central Supplier Database (CSD), tax clearance, and B-BBEE compliance; proof of CSD/B-BBEE to be submitted; municipal accounts for the property; title deed/relationship letters for landlords (Phase 2). 
- The contract may be awarded in part or in full at Legal Aid SA’s sole discretion; adherence to GCC and special conditions is required.
