## Summary

#### Overview
**Provision of office accommodation for a period of up to five (5) years in respect of Kirkwood Satellite Office** (leases ranging from seven to ten years will also be considered). Bids are invited from landlords/property owners or their agents for an operational lease in Kirkwood, near the magistrate court, meeting Legal Aid SA’s space norms and refurbishment terms. See Annexure A for space/lease requirements and Annexure B for completion of documents (see attached documents).

#### Requirements
- Operational lease for minimum five (5) years; landlord to manage refurbishments and provide Tenant Installation Allowance per CIDB guidance; standard lease to be used.
- Refurbishment costs negotiable; landlord to fund works up front with reimbursement linked to agreed allowances.
- Landlord to provide separate water/electricity meters; ongoing maintenance of common areas.
- Buildings must be free from rising damp/structural defects above 5 mm; occupancy/water-backup commitments required.
- Compliance documents: floor plans, occupancy certificate, zoning, fire plan, electrical, pests, building maintenance plan; site accessibility for persons with disabilities.
- Location criteria: building within 2 km of the Kirkwood magistrate court; accessible by public transport; disability-accessible entrance (ground floor or lift with braille buttons).
- Documentation to submit (Phase 1): RFP, SBD1/3.1/4/6.1, valid B-BBEE certificate or sworn affidavit, CSD report or number, municipal/electrical accounts, title deeds (where applicable); etc. (see Annexure A).
- Costs: firm prices; detailed breakdown including refurbishment/installation; validity 150 days.
- Evaluation: 80 points for price, 20 for B-BBEE/Specific Goals; reference checks and empowerment requirements apply.

- Submit by: 3 August 2026, 11:00, in a sealed envelope to Legal Aid House, 29 De Beer Street, Braamfontein (tender box).
