#### Overview
**Provision of office accommodation for a period of up to five years for the Ermelo Local Office.** Landlords/property owners with suitable Ermelo CBD office space should bid to lease under an operational lease, with refurbishment and Tenant Installation Allowance arranged, CIDB-compliant works, separate meters, and adherence to Legal Aid SA lease standards. #### Requirements
- Operational lease for minimum five years; no deposit; landlord to negotiate Tenant Installation Allowance; refurbishments per CIDB.  
- Landlord to undertake refurbishments; Legal Aid SA may reimburse costs per negotiated contributions.  
- Landlord to provide: building plans/compliance documents (occupancy, zoning, fire, electrical, pests) and a building maintenance plan; provide or undertake delivery by occupation.  
- Infrastructure: separate water/electric meters; ongoing maintenance; right of first refusal if building sold. Use Legal Aid SA standard lease; no cost claims unless agreed.  
- Submission must include CSD active status, tax clearance, and, if applicable, title deed and municipal accounts; JV/consortium requires all parties’ CSD/TCS.  
- Evaluation: price (80 points) and B-BBEE/Specific Goals (20 points), plus Phase 3 functionality checks (documentation, location, accessibility, parking). (Annexure A; SBD forms)
