## Summary

#### Overview
**Provision of office accommodation for a period of up to five (5) years for the Kroonstad Local Office.** This Open-Tender invites landlords/property owners to lease suitable office space to Legal Aid South Africa, with refurbishment and Tenant Installation Allowance as part of the package; occupancy is targeted by November 2026. Optional briefing session is available at 99 Murray Street, Kroonstad (see attached documents).

#### Requirements
- Operational lease for minimum five (5) years; no deposit expected; Tenant Installation Allowance and CIDB-compliant refurbishments may be negotiated.
- Landlord to undertake refurbishments per CIDB requirements; building must be habitable for office use; proper water/electricity metering in place.
- Standard Legal Aid SA lease to be used; right of first refusal retained for future sales subject to SCM policy.
- Provide accurate building documentation: approved building plans/structural report, Occupancy Certificate, Zoning Certificate, Fire/Safety plan, Electrical, Pests, and Building Maintenance plan (see Annexure A for details).
- Building must be located in the Kroonstad area, within specified walking-distance criteria to public transport and magistrate court; accessibility for people with disabilities (ground floor or lift with Braille controls).
- Parking: minimum 8 bays with suitable security; potential for additional employee parking.
- Administrative: proof of CSD registration, Tax Clearance (original), and B-BBEE documentation; responsiveness and demonstrated capacity to deliver.
- Occupation by 01 November 2026; other site-acceptance criteria and reference checks apply (Annexure A evaluation criteria).

#### How to Apply
- Optional briefing session: 21 July 2026, 14:00–15:00 at 99 Murray Street, Kroonstad (RFP document).
- Closing date: 04 August 2026 at 11:00; submit to Legal Aid House tender box, 29 De Beer Street, Braamfontein.
