- Attendance at the compulsory briefing session.  
- Minimum leasable area of 361.5 m2, with parking for about 12 cars, within Qumbu area, and accessible location.  
- Access for persons with disabilities; suitable ablution facilities and ramps.  
- Security features (secure boundary walls/fence; guard presence) and infrastructure (backup water, network access, power).  
- Compliance with National Building Regulations and Occupational Health and Safety Act; ready for occupancy with a plan for any required alterations.
