## Summary

#### Overview
**Procurement of a seven-year lease for NYDA Bloemfontein Branch office space (650–750 m²) with turnkey Tenant Installation financed by the landlord; location Bloemfontein CBD.** Bidders should be landlords/property owners or Landlords’ agents with registered PPRA status, capable of delivering full TI, compliant with SA building standards, and able to provide required professional teams (architect, project manager, contractor, electrician, plumber).

#### Requirements
- Space: 650–750 m² in Bloemfontein CBD; minimum 15 covered parking bays (2 disabled).
- Tenant Installation: fully funded turnkey TI by the landlord; TI cost included in bid price; glass partitioning as specified; detailed floor plans and space planning approved by NYDA.
- Compliance and certifications: COCs for electrical, plumbing, mechanical ventilation; occupancy certificate; fire safety; plumbing; glazing; HVAC; generator/UPS; accessibility; etc.
- Pre-occupation: snag list to be cleared to NYDA’s satisfaction at least 14 days before occupation.
- Site and due diligence: NYDA may conduct site inspections; landlord must ensure ICT/infrastructure readiness and security requirements (CCTV, access control, alarm).
- Documentation: proof of CSD registration, SARS Tax Compliance Status (TCS/PIN), BBBEE certificate or affidavit, SBD 1 and SBD 4, pricing schedule; PPRA if applicable; JV/consortium requirements with separate TCS for each party.
- Evaluation: three-stage process—Administrative compliance, Site inspection, Price and Specific Goals.
- Price: 12-month fixed rental for the first year; CPI-based escalation from year 2; 120 business days validity; total seven-year term (pricing to include TI and branding allowances).
