#### Overview
**This tender seeks the appointment of a service provider to provide a suitable office space for SITA Kimberley through an operating lease for five years.** Bidders should be landlords or property-managers capable of delivering ~500 m2 of office space with 11 parking bays (including 1 disabled), located in Kimberley, with compliant building standards, ownership/management arrangements, and required certifications (COC, occupancy, etc.). #### Requirements
- Corporate office space ~500 m2 with at least 11 parking bays (including 1 disabled). Site must be within 10 km of Kimberley Post Office. (Annexure 1)
- Building must meet minimum grading: B to A; compliant with National Building Regulations and OHSA; accessible for disabled persons (ramps, lifts, signage). (Annexure 1)
- Ownership/management: bidder must be the building owner or appointed managing agent/proxy or have owner’s approval to sublet; provide ownership or appointment documentation. (Annexure 1)
- Technical proof: electrical COC and/or plumbing certificates, or Certificate of Occupancy; tenant installation contributions as part of TI. (Annexure 1)
- Special Conditions of Contract must be accepted; must submit necessary Returnables and comply with GCC. (Annexure 1)
- Returnables include certifications/evidence enabling Stage 2–5 evaluation; Stage 6 includes price and preferences. (Annexure 1)
