#### Overview
**Lease of a 440m2 premises at Ocean Road, Port of Cape Town, for up to ten years.** The TNPA invites bids from bidders in commercial/industrial real estate, facilities management, and related operators capable of refurbishing the space for workshop/storage use and complying with port/industrial requirements. The space is to be leased “as is” with possible bidder-funded fit-out, and a non-compulsory briefing is scheduled.

#### Requirements
- Minimum 2 years’ experience in the proposed use with supporting evidence and 2 reference letters (not older than 5 years).
- Bank rating/going-concern evidence (not older than 3 months).
- Detailed Capital Expenditure/Refurbishment plan with a Work Breakdown Structure and schedule; alignment to PDFP and port activities.
- Maintenance plan for the duration of the lease.
- Demonstrated financial viability via cash flows signed by a Finance Professional.
- Tax compliance (SARS PIN or Tax Clearance) and CSD registration; separate PINs for joint ventures/sub-contractors.
- B-BBEE status certificate or sworn affidavit; JV agreements if applicable.
- Site inspections prior to submission; compliance with conditions and due diligence requirements.
- Optional but advisable: environmental plans, integrity and DPIP/FPPO disclosures as applicable.
