## Summary

#### Overview
**Leasing of office space for the Thohoyandou office for a period of 5 years.** PSIRA seeks a landlord to provide approximately 200 square metres of gross lettable space on the ground floor in Thulamela (Thohoyandou), near public transport and key stakeholders. Suitable bidders are landlords/owners or agents with an existing building that meets OHSA compliance, accessibility, a Municipality Occupancy Certificate (or Safe To Occupy), and space ready for tenant fit-out as per the TOR.

#### Requirements
- SBD 1, SBD 3.1, SBD 4, SBD 6.1 and General Conditions of Contract, Terms of Reference (TOR), plus occupancy/Safety certificates (from Municipality or registered OHS practitioner).
- Building must be 200 m2 on the ground floor; near public transport; accessible for disabled; complies with OHSA.
- Proof of ownership (title deed) or proxy/contract confirming ownership; landowner may act as the Owner/Proxy.
- Draft lease incorporating beneficial occupation, penalty, exit clause, Tenant Installation (TI) budget, and maintenance terms.
- Site inspection and attendance at compulsory briefing session.
- 2 indexed hard copies (1 original, 1 copy) and 1 USB of the proposal; forms must be completed and signed.
- Tax compliance: SARS Tax Compliance Status (PIN) or CSD number; national tax obligations disclosed.
- Procurement requirements include price schedule (SBD 3.1) and preference forms (SBD 6.1). 
- Building occupancy certificates (Certificate of Occupancy or Safe To Occupy) from a registered OHS body (SAIOSH, SACPCMP, IOSM, etc.).
- The proposal should total up a 5-year lease with escalation, operating costs, and TI amortisation details.
