#### Requirements
- A-Grade office building, 7,000–7,500 m² GLA, within 40 km of OR Tambo; zoning for office use; ownership or lease authority;
- Minimum 350 parking bays; accessible for persons with disabilities;
- Compliance: electrical, plumbing, mechanical ventilation, fire, and gas COCs; CD certificates; building plans approved;
- Backup utilities: 650 kVA diesel generator (48h fuel), UPS, potable water backup (2×10,000 L tanks); sustainability features;
- Security/IT readiness: 24/7 access control, CCTV, server room provisions, cabling and external connectivity;
- Tenant alterations: landlord to allow fit-out and exclusive repurposing rights; project governance and health/safety protocols;
- Experience/credentials: ≥10 years in commercial office space; ≥5 leasing projects; Lead PM with degree and PMP/SACPCMP; Interior Designer with BA in Interior Design and professional membership; Health & Safety agent with SACPCMP and 10+ years; registered professionals (Architects SACAP, QS SACQSP, Engineers ECSA);
