Overview

This tender seeks to acquire residential accommodation for SADA area commissioners in Queenstown through purchase for the Department of Correctional Services. It is an open-tender project run by Public Works and Infrastructure. Suitable bids are from property owners, developers, or consortia capable of offering a property in the Queenstown area that meets the DPW Terms of Reference and related regulatory/registration requirements.

Requirements

• Property location must be in Komani Park, Bergsig, Balmoral, Sandringham, Queenstown Central, Top Town, or Westbourne.
• Offer must comply with the Terms of Reference/specifications (as detailed in the bid document) and clear DPW-08 (AQ) with a defined financial offer.
• Compulsory site/bid briefing attended (DPW-16); proof of attendance required.
• Administrative documentation as applicable (PA-09 returnables; PA-11 disclosure; PA-15.1/PA-15.2/PA-15.3 for entity authorisation; DPW-21 addenda record; CSD registration or number).
• Valuation/building documents may be requested (e.g., zoning certificate, latest municipal rates statement, ownership proof, building plans, occupancy date).
• Preference points apply (80/20 PPPFA; specific goals for BBBEE, locality, etc.) with SANAS BBBEE documentation or sworn affidavits where applicable.
• Risk and due-diligence: physical condition assessment of the property; environmental and compliance checks; ensure municipal accounts are in good standing.

How to Apply

• Obtain tender documents for free from www.dpw.gov.za or etenders.gov.za (GQET-26/27-010). See attached document for details.
• Attend the compulsory Bid Briefing on 30 September 2026 at 11:00, 56 Tylden Street, Chris Hani Disaster Centre, Queenstown (no virtual link).
• Prepare and submit your bid in hard copy to the Bid Box at Eben Donges Building, Corner Robert & Hancock Street, Gqeberha 6001 (no electronic submissions accepted). Bid closing is 20 October 2026 at 11:00.
• Pay the non-refundable bid deposit of R100.00 (card payments only) to collect documents if required.
