Overview

Procurement of office space and parking bays for IDT Mpumalanga Regional Office in Nelspruit for 36 months, with an option to extend for 24 months. Bidders should be landlords/owners of office properties within ~10 km of Mbombela Civic Centre, capable of delivering at least 428 m2 lettable space, 15 staff parking bays and 5 visitor bays, and a Grade B (SAPOA) building with fit-out, branding and ongoing facilities support. Must meet OHSA and building-compliance requirements, provide reliable power and HVAC, security, accessibility, and branding rights.

Requirements

• Property owner or authorized agent with proof of ownership and Power of Attorney; include CSD registration and tax clearance; and SBD1, SBD4, SBD6.1 completed.
• Minimum 428 m2 lettable space; minimum 15 staff parking bays, 5 visitor bays, 1 disabled bay.
• Building must be within 10 km of Mbombela Civic Centre, corporate park setting, secure with access control; Grade B or higher (SAPOA).
• Universal access per SANS 10400; energy-efficient HVAC; uninterrupted power supply; branding rights; potential Tenant Installation Allowance; 24-hour security.
• Compliance certificates: Electrical, Mechanical, Fire; OHSA; Occupation Certificate; Zoning and municipal clearance; third-party liability and SASRIA insurance.
• Partitioning responsibility lies with landlord; occupancy by 01 Oct 2026; 21‑day readiness before occupation.
• Financials: 36 months rental (VAT incl.) with option for 24-month extension; annual escalations (6–8%); separate pricing for extension; no rental deposit unless stated; VAT clearly shown; cost estimate around R4.285 million.
• Evaluation may include presentations for shortlisted bidders; mandatory documentation and site inspections.
