Requirements

• Space size and planning: minimum 580 m² GLA (580 m² total) with SAPOA MOMFA measurement; fully dimensioned layout, room names, site plan with on-site/off-site parking; architect letter confirming GLA and sign-off before occupation.
• Parking: 35 bays (5 lock-up, 15 undercover, 14 open, 1 disabled undercover); parking within entrance 50 m for disabled, 100 m max for all bays; site plan with demarcation; surface/secure parking.
• Building support services: signed continuity plan for potable water and 100% backup electricity; occupancy certificate for existing buildings or prior to occupation; plans submitted to local authority within 14 days of plan approval.
• Zoning: town planning certificate valid 12 months; building must be zoned Commercial/Office/Public Building or Mixed Use.
• Maintenance plan: detailed maintenance schedule (structural/MEP/finishes), unplanned maintenance response, and local/BBEE employment considerations.
• Location: building within 4 km of the city hall and on a public transport corridor; include a radius map.
