Requirements

• Office space: 400–600 m2; approx. 40 parking bays; Easily accessible to transport; single-storey preferred; ramps for accessibility.
• Tenant Installations (TI) and landlord responsibilities per Annexure A/B; back-up power and water systems; burglar proofing; emergency exits, fire equipment, energy certificate obligations.
• Compliance at handover: occupancy, electrical, glazing, plumbing, air conditioning, fire and energy performance certificates within 21 days.
• Compulsory compliance: Title Deed or signed lease; zoning certificate; approved building plans; briefing attendance; SBD forms (1, 3.1, 4, 6.1); tax and VAT compliance; CSD registration; SARS PIN/TCS where applicable; BBBEE considerations.
• Evaluation: two-stage process with Stage 1 mandatory/administrative/functional compliance; Stage 2 price and specific BBBEE goals; minimum 70/100 for functionality.
