Requirements

• Bidder must be the property owner or provide deed of sale/title or power of attorney.
• Leasable office space min 218.8 m²; on-site parking min 12 bays (1 for disabled).
• Location: Qumbu, within 1 km of town; potential frontage branding; accessible to public transport.
• Compliance before occupation: Certificate of Occupation, Electrical Installation Certificate, Electrical Certificate of Compliance, Fire Fighting Equipment certificate, OHS, burglar bars/blinds, laminated floors, ceramic tile in select areas; air conditioning with initial installation period.
• Accessibility: facilities to accommodate people with disabilities; appropriate ramps and signage.
• Technical/facility requirements: boardroom, records/storage, server room, fibre/network points, trunking, power for normal and clean use; adequate back-up power.
• Maintenance: landlord to provide a maintenance plan; DoA may self-repair and recover costs; service delivery times defined.
• Documentation: Building Area Certificate, Zoning Certificate, municipal rates/services paid up to date, Electrical/FIRE/OHS certificates.
• Evaluation: three-stage process; minimum 65 functional score; PPPFA price/goal split (80/20 or 90/10 as applicable).
