Overview

Provision of Office Accommodation for a period of up to five (5) years in respect of Vredendal Local Office. Proposals are invited from landlords/property owners or managers able to supply office space near the Vredendal court, meet Legal Aid SA workspace norms, and handle refurbishments (Tenant Installation Allowance). Key bidders include property owners/agents with CIDB capability and the ability to provide compliant, turn-key premises. Optional briefing on 01 Sep 2026; closing 15 Sep 2026.

Requirements

• Minimum 5-year operational lease; no deposit; possible Tenant Installation Allowance. (Annexure A)
• Landlord to carry out refurbishments per CIDB requirements; building must be habitable for office use.
• Separate water and electricity meters; ongoing exterior/common area maintenance.
• Right of first refusal on sale, if applicable; adherence to Occupational Health and Safety Act and Building Regulations.
• Documentation to submit: title deed, relationship letter with landlord/agent, CSD registration, municipal accounts, and original Tax Clearance; B-BBEE certificate or sworn affidavit. (Annexure A; Annexure B)
• Compliance with standard Legal Aid SA lease terms; site inspections and potential demonstrations. (RFP documents)

• Review and complete documents in order: SBD 1, SBD 3.1, SBD 4, SBD 6.1; provide original Tax Clearance; CSD numbers; B-BBEE certificate; municipal accounts; title deed and landlord relationship letter. (SBD forms; Annexure A)
