Overview

Provision of office accommodation for a period of up to five years for Botshabelo Local Office. Landlords/landlords’ agents offering office space in Botshabelo who can meet Legal Aid SA workspace norms and lease requirements should bid. The space must support Legal Aid SA operations and comply with the specified lease and building standards.

Requirements

• Operational lease for minimum five years (up to 9 years 11 months); no deposit; tenant installation/refurbishment handled via negotiated Tenant Installation Allowance. (Annexure A)
• Landlord to perform refurbishments per CIDB requirements; Legal Aid SA to reimburse costs within agreed limits; ensure water/electricity metering by the municipality or Eskom; access to uninterrupted water supply. (Annexure A)
• Building must be habitable for office use; provide required compliance docs: approved building plans, occupancy certificate, zoning, fire safety plan, electrical certificate, pests control, maintenance plan, etc. (Annexure A)
• Location: within Botshabelo; accessibility for people with disabilities; parking; site must be ready for occupation by 01 December 2026. (Annexure A)
• Compliance and documentation: landlord/title deed or proof of ownership; agent relationship letter if applicable; bid documents must include proof of CSD registration, tax clearance, B-BBEE status, municipal/electricity accounts; all forms per SBDs. (Annexure A; Annexure B)
• Evaluation includes responsiveness, functionality (site visits and compliance documents), and a price/BBEE preference balance; proponent must be registered on CSD. (Annexure A)
