Overview

Provision of office accommodation and parking on a 60-month lease for the CCMA Ekurhuleni office, including tenant installation and security requirements. Eligible bidders are landlords with suitable office space in Ekurhuleni CBD (Benoni or Boksburg) able to deliver a 2071.2 m2 GLA, secured parking, and CCMA-compliant TI. Occupation is planned for June 2027, with a five-year term and non-mandatory briefing on Teams.

Requirements

• Office space: total GLA 2071.2 m2; within 2.5 km of public transport; five-year lease; floors consecutive; not a heritage building; spaces suitable for CCMA operations.

• Parking: 30 bays total (20 onsite including 1 disabled; 10 offsite within 100 m; if all onsite cannot be accommodated, majority onsite with only the minimum offsite needed within 100 m).

• Security and safety: 24/7 Grade C PSIRA guards, handheld metal detectors at entrances, biometric access (card and fingerprint), CCTV in common areas and leased space, weapon-free zone, compliant signage.

• Tenant Installation and TI: landlord to provide TI with two BOQs (base build; tenant allowance/tenant-specific items) and proof of TI insurance; professional team (Quantity Surveyor, Architects, Space Planner, Main Contractor) plus municipal approvals.

• Compliance and procurement: valid Tax Clearance Certificate with PIN; registered on CSD with Master Supplier Number; BBBEE; all required SBD forms (Annexures 2–7) and POPIA form; latest financial statements; consortium/JV/subcontracting documents if applicable.

• IT and facilities: dedicated IT cabling/telecom provisions, server room with mechanical ventilation, CCMA-provided 6 kVA UPS to be relocated, fire protection, generator, water tanks, and compliance with OHS and building regs (SANS 10400).

• Additional: SLA on award; potential supplier development; CCMA rights to amend bid terms; no reliance on lowest bid alone.
