Overview

Lease of corporate office space for NYDA Lejweleputswa Branch for seven years. Landlords (or their agents) should bid to provide 350–450 m² in Welkom CBD with turnkey Tenant Installation (TI) funded by the landlord, plus parking, security, and compliance to occupation pre-conditions.

Requirements

• Space: minimum 350 m² to maximum 450 m² in Welkom CBD.

• Parking and access: minimum 10 covered bays, including 2 disabled; access-controlled area.
• Security and access: CCTV, access control, alarm systems; 24/7 security suitable for NYDA operations.
• Compliance and certificates: electrical CoC, plumbing/mechanical, HVAC, fire safety, occupancy certificate; pre-occupation snagging; certification from registered professionals; performance to SANS/SABS standards.
• Floor plans and TI proposal: detailed floor plans and TI proposals demonstrating full compliance with space and accommodation requirements.
• Term and economics: 7-year lease; 12-month fixed rent, with CPI-based escalation thereafter; NYDA pays up to 450 m²; extra space not charged.
• Documentation and pre-qualifications: CSD registration, SARS Tax Compliance Status PIN (or CSD if no TCS), BBBEE certificate; SBD1, SBD4, and other returnables; JV/Consortium rules detailed in the tender.
• Evaluations and site: three-stage evaluation (Administrative Compliance, Site Inspection, Price/Specific Goals) and NYDA site inspections prior to occupation.

• Prepare: completed SBD forms (SBD1, SBD4, SBD6.1), pricing schedule, CSD proof, TCS/PIN or CSD, BBBEE, JV agreements if any, Title deed or Power of Attorney, three testimonial letters, and Building Condition Report (not older than 60 days).
• Site inspection: NYDA may conduct a pre-occupation site inspection and demand COCs prior to occupation.
