Overview

RFI for the Establishment of a Lease Agreement for Additional Office Accommodation at NEWCASTLE-KZN – East Grid. National Transmission Company South Africa (NTCSA) on behalf of Eskom NTCSA is seeking market information to inform a future lease procurement for Newcastle-area office space. This open RFI (E3714NTCSAEG) is a stand‑alone information-gathering exercise and will not in itself award a contract. Responses are due 05 November 2026 at 10:00 SA time and must be uploaded electronically via the Eskom E-Tendering site (RFI FOR LEASE AGREEMENTS.pdf). Requirements

• Provide respondent contact details (person, designation, phone, e-mail).
• State registered legal name and company registration number.
• Indicate capacity: owner, property management company, authorised broker/agent, or other.
• Identify location(s) for information: NEWCASTLE Area; attach a property schedule if available.
• Provide property details: physical address, erf/stand, GPS; total rentable office area; floor configuration; subdivisible/expandable.
• Availability date, occupancy status, and expected period of availability.
• Parking: number and type of bays (including visitor/accessibility).
• Describe storage/operational facilities, etc.
• Access to transport, roads, nearby services, and distance to NTCSA/Eskom offices.
• Status of statutory documents (ownership/authority, occupancy certificate, building plans, electrical & fire compliance, zoning, accessibility).
• Security arrangements (perimeter, access control, guards, CCTV).
• Alterations/tenant installations: lead time and funding.
• Willingness to enter a lease of ~4–5 years post future procurement.
• Indicative base rent (R/m² or monthly) excluding VAT, and whether parking is included.
• Operating costs, municipal services, escalation, deposits, tenant installations, other commercial assumptions.
• Factors that may discourage participation; reasons if not previously engaged; other suitable properties.
• Additional information or recommendations for NTCSA’s future sourcing strategy.
