REQUEST FOR PROPOSAL FOR THE DEVELOPMENTAL LEASE OF PREMISES DESCRIBED AS PORTION OF KINGS ROYAL FLATS NO. 16576-FU IN AMBROSE PARK, PORT OF DURBAN FOR A PERIOD OF TWENTY-FIVE (25) YEARS.

Overview

Developmental lease of premises described as Portion of Kings Royal Flats No. 16576-FU in Ambrose Park, Port of Durban, for 25 years, including design, construction, infrastructure and ongoing logistics/warehouse operations under a triple-net lease. Bidders should be capable property developers/investors with experience in industrial/logistics estates, construction, project management and compliance with port regulations, environmental approvals and local planning. Site inspections are compulsory and must be supported by Annexure 8 Site Inspection Certificate.

Requirements

• Site inspections compulsory; include Annexure 8 Site Inspection Certificate with submission.
• Tax compliance: SARS PIN/TCS; submit TCS certificates or CSD number if no TCS; separate TCS for each JV/consortium party.
• Pre-qualification/registrations: CSD registration; B-BBEE status (consolidated for JV); compliance with SBD forms.
• Regulatory/environmental: comply with PDFP and eThekwini planning approvals; obtain Building Occupancy Certificate; comply with Environmental Management Plan guidelines (Annexure 6).
• Security and integrity: may require security clearance; sign Supplier Integrity Pact (Annexure 2) and Non-Disclosure Agreement (Annexure 4).
• Commercial/contractual: triple net lease; bidder bears development costs; beneficial occupation periods may be negotiated; adherence to General Bid Conditions (Annexure 3) and returnable documents (Section 5).
