**Developmental lease of premises in Ambrose Park, Port of Durban (Pt n Rem of Erf 10019 and Pt n Kings Royal Flats 167576–FU) for 25 years, to develop and operate commercial logistics/warehousing facilities. Suitable for real estate developers and logistics/industrial operators with port-area experience and the ability to finance and construct the development. Non-compulsory briefing 21 Aug 2026; site visit by arrangement. Closing 30 Sep 2026; bids uploaded electronically via Transnet etenders portal.

Requirements

• Bidder must fund and develop the site (triple net lease: insurance, repairs, maintenance, security, operating costs) and bear holding costs during development and occupancy. TNPA oversight, but no structural maintenance by TNPA; beneficial occupation may be negotiated.
• Obtain all approvals/licenses (environmental consents, water use licenses if applicable, building plans/site development approvals, civil aviation / site licenses, occupancy certificate). Site plan, environmental and SHE compliance required.
• Returnable documents: complete SBD forms, pricing, and annexures; sign and stamp all pages; supply joint venture agreements if applicable (consolidated B-BBEE score).
• Tax compliance: SARS PIN or CSD registration; proof of tax compliance for all parties; B-BBEE verification (certificate or sworn affidavit for EMEs/QSEs).
• Confidentiality and integrity: sign Non-Disclosure Agreement and Supplier Integrity Pact; comply with anti-corruption and UN Global Compact principles.
• Site inspection certificate (Annexure 8) to accompany tender submission; mandatory site inspection where stated; establishment of local approvals prior to development.
• Length and termination: maximum 25 years; improvements revert to Transnet at expiry; design/construction costs borne by bidder; security clearance may be required.
