Overview

LEASE OF PREMISES (1192.03 m2) AT COODE CRESCENT, PORT OF CAPE TOWN, FOR UP TO TEN (10) YEARS. This RFP invites proposals from landowners/tenants with leasing and property-management capability to lease the described Premises, currently used as an art gallery, with refurbishment and fit-for-purpose upgrades at the bidder’s cost if required. Requirements

• Tax compliance: provide SARS Tax Compliance PIN/TCS (or SARSTax clearance); if not available, supply CSD number; each JV/Consortium party must submit separate TCS.
• Central Supplier Database: bidder must be registered on the CSD prior to submitting bids.
• B-BBEE: provide valid B-BBEE certificate or sworn affidavit (EMEs/QSEs); for joint ventures, use consolidated B-BBEE status.
• Returnable documents: SBD 1, Tax Pin/clearance, company resolution, Environmental Management Plan, DPIP/FPPO disclosures, public liability, financial statements or cashflows, reference letters, bank rating, and maintenance/capital expenditure plans.
• Compliance and governance: compliance with Employment Equity Act; confidentiality; integrity pact; and security clearance may be required for the successful bidder and staff.
• Site readiness: bidder must inspect the Premises prior to submission; refurbishment/upgrades may be required; beneficial occupation may be negotiated in line with a Business Plan.
• Due diligence: transferrable to a lease agreement only after governance/Legal reviews; due diligence may be conducted.
