Overview

The City of Johannesburg Property Company (SOC) Ltd invites proposals for the sale of Portion 1 of Erf 60 Park Town (1756 m2) at 22 Ridge Road, Parktown. Eligible bidders include property developers and investors with development capability, funding, and experience in property transactions, who can meet land-use and heritage constraints; you must be able to fund the purchase (own funding + debt) and comply with regulatory requirements.

Requirements

• Reserve price: R5,400,000; offers below this are not considered.
• All rates, taxes and municipal charges are payable by the lessee from possession.
• Heritage site/monument status; development must respect sightlines to Hazeldene Hall, height limit of 1 storey on the western area, and registered servitudes.
• Bidder must cover transfer, subdivision, rezoning/consolidation costs and all town-planning requirements.
• Up-to-date municipal accounts for individual, entity and directors; BBBEE compliance; CSD registration; SARS Tax Compliance PIN or TCS verification.
• Two-stage evaluation: Stage 1 functionality (minimum 70/100, including proof of funding); Stage 2 price (80) and specific goals (20).
• Specific goals: HDI (10) and local Johannesburg business location (10).
• If a JV/consortium, all parties must provide full documentation and a consolidated BBBEE certificate.
• Submission documents must be complete and signed; non-responsive bids are rejected.
