Overview

Sale of the remainder of Portion 2 of Erf 84 Inanda (1,487 m2) by the City of Joburg Property Company (SOC) Ltd. Target bidders are property developers/investors with funding capacity and ability to obtain rezoning/site development approvals; the site is zoned Residential 1 with potential for rezoning and has on-site briefing on 16 September 2026. Requirements

• Tax/compliance: SARS Tax PIN/TCS; CSD registration; BBBEE certificate; up-to-date municipal accounts for the bidder, entity and directors; company resolutions for bid signing; JV/Consortium documentation if applicable.
• Documentation: Complete and sign all MBD forms referenced in the RFP (e.g., MBD1, MBD4, MBD6.1, MBD7.1, MBD8, MBD9, MBD10, MBD11, MBD12, MBD13, MBD14).
• Funding: demonstrate funding availability to cover 100% of the financial offer (Stage 1); provide funding plan and proof of own/debt/third-party funding (MBD13).
• Site/approval requirements: obtain rezoning and other statutory approvals at bidder’s cost; submit a Site Development Plan; comply with COJ Land Use Scheme 2018.
• Due diligence: no bids from in-service-of-state individuals; comply with the National Treasury defaulter/tender defaulter checks; complete risk/anti-corruption declarations (MBD4, MBD8, MBD9).
• Financial: Reserve price is R3,870,000; offers below will be disqualified. Rates/taxes to be paid by lessee after possession.
