Requirements

• Premises: ~200 m2 in a central Kimberley location, near roads/public transport (within 2 km); not adjacent to schools/students venues; capable of partitioning for NDA needs.
• Accessibility and security: accessible to people with disabilities; lift or ground-floor with ramp; 24/7 security, cameras at entry/parking/common areas, main entrance doorbell, visitor recording.
• Parking: 6 bays + 1 disability bay (plus 2 visitor bays at no cost); parking layout must be confirmed in writing.
• Technical: electrical certificate of compliance; water backup (jojo tank or equivalent); fibre readiness; two exit/entry points; fully functional elevator if not ground floor; grade A/B building status; architectural support for partitioning; building insurance; maintenance/response obligations (on landlord).
• Refurbishment: TI allowance of R1500 per m2 (VAT inclusive); NDA bears no refurb costs beyond agreed TI.
