Procurement of a turnkey lease and associated professional services for ATNS head office accommodation, including space planning, interior design, architectural/engineering services, retrofitting, municipal approvals, and overall project management. Suitable bidders include landlords/property owners with an A‑Grade office building and space of 7,000–7,500 m² within about 40–50 km of OR Tambo, plus firms offering space planning, interior design, architecture, engineering, project management, and related compliance capabilities; teams must cover municipal approvals, lease negotiation, and post‑occupancy support. The arrangement envisions a 7‑year lease with a possible 2‑year renewal, plus comprehensive environmental, security, and IT readiness requirements.

Requirements

• A-Grade office building, 7,000–7,500 m² GLA, within 40 km of OR Tambo; zoning for office use; ownership or lease authority;
• Minimum 350 parking bays; accessible for persons with disabilities;
• Compliance: electrical, plumbing, mechanical ventilation, fire, and gas COCs; CD certificates; building plans approved;
• Backup utilities: 650 kVA diesel generator (48h fuel), UPS, potable water backup (2×10,000 L tanks); sustainability features;
• Security/IT readiness: 24/7 access control, CCTV, server room provisions, cabling and external connectivity;
• Tenant alterations: landlord to allow fit-out and exclusive repurposing rights; project governance and health/safety protocols;
• Experience/credentials: ≥10 years in commercial office space; ≥5 leasing projects; Lead PM with degree and PMP/SACPCMP; Interior Designer with BA in Interior Design and professional membership; Health & Safety agent with SACPCMP and 10+ years; registered professionals (Architects SACAP, QS SACQSP, Engineers ECSA);
• Vendor must be CSD and SARS tax compliant; POPIA consent; B-BEE or sworn affidavit for preferential consideration.
