Overview

The Road Accident Fund seeks to lease office space for the Gqeberha Customer Service Centre for a 12-month period. Suitable bidders include landlords/owners, property agents, or firms offering space in the Gqeberha CBD and surrounding areas, who are eligible and registered on the National Treasury Central Supplier Database.

Requirements

• Eligible, registered Service Provider on the National Treasury Central Supplier Database; tax matters in order; not on restricted/tender defaulters lists.
• Lease term: 12 months; provide a detailed itemized cost schedule (rent, operating costs, parking, storage, etc.); rental aligned to SAPOA rates with CPI escalation.
• Space requirements: minimum 158m² gross lettable area; located in Gqeberha CBD/surroundings; minimum 8 secure parking spaces (1 on-site for disabled); landlord to offer full tenant installations (interior finishes, HVAC, etc.) per RAF standards.
• Building requirements: existing building (single-tenant preferred); spillover within 350m if needed; accessible to persons with disabilities; consecutive floors; controlled access; ready for inspection; occupancy certificates available.
• Services/ICT/Facilities: air-conditioning and servicing records; UPS; dedicated electrical distribution; Electrical COC; fire detection; lifts/escalators serviced; ICT server room provision; data routing and power metering.
• Health, Safety & Security: OHS Act compliance; serviced safety equipment; adequate security measures and lighting; perimeter security.
• Marketing/Landlord provisions: landlord to allow branding/marketing options; SLA governing landlord obligations; TI allowance and landlord-first right for TI.
• Parking/Tenant Installation: 3–4 bays per 100m²; at least one accessible bay; right of first refusal for additional parking; TI terms defined.
