Procurement of Office Space for Rental for RAF Gqeberha CSC Office for a 12-month period starting 01 November 2026. Initiators: Road Accident Fund. Suitable bidders are landlords/property owners or agents in Gqeberha with SAPOA Grade B office space, around 300m2 GLA, ground-floor preferred, 18 on-site parking (3 for disabled), 30m2 storage, and facilities to support a client service centre (reception, meeting rooms, pauses, kitchen, ablutions).

Requirements

• SAPOA Grade B office space, ~300m2 GLA (ground floor preferred) with 18 on-site parking (3 disability).
• 30m2 storage; open and enclosed office space; reception, meeting rooms, pause area, kitchen, ablutions per floor; disability access.
• Location: Central/near CBD; good public transport accessibility.
• Building systems: air-conditioned; backup power (generator/UPS) and backup water; compliant with SANS 10400 and OHS.
• Accessibility: lifts if multi-floor; disability access features (ramps, toilets).
• Landlord obligations: tenant installation work at RAF cost, potential installation allowance; air-conditioning maintenance; lift maintenance; signage rights; right of first refusal on extra space; provide layout drawings, COF/occupancy certificates; annual window cleaning and campus maintenance.
• Exclusions: RAF not paying levies/rates; tenant installation terms defined; branding approvals required.
