Overview

RAF seeks a service provider to lease 400m2 SAPOA Grade B office space in Tzaneen for six months for RAF Tzaneen CEC. Target bidders include landlords, property owners or agents with a mandate, and other CSD-registered suppliers capable of delivering ground-floor office space with parking, storage, and accessibility features, compliant with RAF security and ISR requirements.

Requirements

• Lease for six months starting 01 September 2026.
• Office space: 400m2 gross lettable area (GLA); ground floor preferred; suitable for open plan and enclosed offices; reception, meeting rooms, storeroom; ADA accessibility.
• Building: Grade B (SAPOA); not in a shopping mall; existing building; full compliance with OHS and SANS 10400; lifts if multiple floors; on-site amenities (lighting, DC power, COC, etc.).
• Parking: minimum 19 on-site bays (2 disabled).
• Storage: additional 30m2 storage space; load-bearing suitable for documentation.
• Services: full air-conditioning, backup power (generator + UPS), backup water; separate electrical distribution board; fire detection/prevention.
• Access and safety: access control, disability access (ramps, toilets per floor), security measures and emergency evacuation compliance.
• Landlord obligations: layout submission drawings and City approvals; signage/branding rights; RAF right of first refusal on extra space; landlord-maintained lift, generator/UPS readiness, upkeep of building.
• Exclusions: RAF not responsible for levies, taxes, or rates; tenant installation allowances may be negotiated.
• Compliance/ethics: CSD registration; SARS tax clearance; no collusion; bid disclosure via SBD4; adherence to PPR 2022 (80/20) for preferences (HDI, women, disability).
• Site visit: mandatory site-specific evaluation (Phase 2) if applicable (RFQ notes site visit criteria in Annex).
