Overview

The Road Accident Fund seeks to appoint a service provider to lease Office Space for the RAF Gqeberha CSC Office for a 12-month period starting 01 November 2026. Space required is SAPOA Grade B office space around 300m2 with 30m2 storage, plus 18 on-site parking (3 disabled), preferably on the Ground Floor, near the Qheberha CBD and public transport. Bid is open to landlords or agents representing landlords; bidders must be CSD-registered and meet RAF’s pre-qualifications. Requirements

• 300m2 GLA office space, plus 30m2 storage; 18 on-site parking (3 disabled); CBD location; Ground Floor preferred; building must be existing and Grade B per SAPOA.
• Full building readiness: air-conditioned space, lifts if multi-floor, access for persons with disabilities on every occupied floor, ablution facilities per floor, reception, meeting rooms, storeroom, pause area, kitchen, etc.
• Safety and compliance: compliant with SANS 10400, fire detection, extinguishers, security (access control, alarms), backup power and water, dedicated electrical COC, signage permissions, and disability-access features.
• Landlord obligations: draft layout drawings, obtain occupancy certificates, maintain HVAC and lifts, provide backup utilities, service exterior windows, manage tenant installations as applicable, and grant RAF right of first refusal on additional space.
• Procurement and evaluation: 80/20 preference (price 80, specific goals 20); specific goals include historically disadvantaged individuals, women, and persons with disability (proof required).
• Mandatory documents: floor plan, proof of mandate if acting via an agent, title deed if owner, SBD 4 disclosure, SBD 6.1 (preference points), CSD and SARS tax clearance.
